Compare Marion County Property Value

A Marion County property value shows up in several places, and the numbers rarely match. The Assessor posts appraisal fields for land, buildings, and totals. A deed, meanwhile, records the consideration paid in a transfer. Each figure answers a different question. Need to search Marion County property records by address? Open the parcel card first. Or search by parcel number. Read the value label and record year before comparing anything. An assessment feeds the tax system. It is not a forecast of what a property would sell for.

Compare Marion County Property Values

A Marion County property record can carry more than one measure of worth. The Assessor card splits appraisal into land, building, and total fields. State law then converts those amounts into a taxable assessment basis. A sale price is different still. It records what a buyer actually paid. A GIS value panel simply repeats tax data. The label and the source tell you what each number means.

Under W. Va. Code §11-3-1, property is assessed annually as of July 1 at 60% of true and actual value. That level explains why assessed value is not the same as a full market estimate or a recent sale price. The state gives special consideration to some owner-used farmland and managed timberland, so not every parcel follows the same valuation treatment.

Look Up Marion County Assessment Values

The county Assessor searches by parcel address, account, owner, or district/map/parcel. Open the card and read the assessment record for land, building, and total values. If a sale history field appears, its date and price are a separate transaction entry. Treat them apart from the appraisal. The public property-card endpoint displays the labels but returns no populated sample row. Expect to search a live parcel to see values.

  1. Search the Marion County Assessor by address or copy the parcel number from another record.
  2. Open the property card and separate land, building, total appraisal, and assessed values.
  3. Read the sales-history date and price as a separate transaction record.
  4. Use the statewide appraisal/sales search for additional filters, then verify the parcel identity.
Assessed value
The assessment amount used as the basis for property taxation.
True and actual value
The state’s value basis for the annual assessment system.
Assessment level
The relationship between assessed value and true and actual value; generally 60% in West Virginia.

Marion County Land and Building Values

The Assessor's record separates land appraisal, building appraisal, and total value. For wider comparison, the statewide appraisal and sales search adds filters for minimum and maximum land, building, and total appraisals, acreage, sale date and price, flood hazard, building year, building area, and structure fields. The WV Assessment search shows the field groups available for that kind of work.

Marion County Sale History Versus Assessment

A sales-history field may list a transaction date and price, while the assessment record shows values assigned to land and improvements. Those are different ideas. Deed records may show the consideration tied to a transfer, though Marion County publishes no live deed image or sale result online. Never assume every sale appears in each portal. Consideration also rarely equals current market value. The recorded instrument and its legal description confirm which parcel changed hands. For the transfer evidence itself, use the Marion County deed record route.

Marion County Annual Assessment Timing

West Virginia's assessment date is July 1 each year. The state assesses at 60% of true and actual value. Special valuation applies to farmland and managed timberland. Read a card's value alongside its tax year and parcel classification. It is not a same-day appraisal. State guidance also ties a notice to any increase greater than 10% and at least $1,000. The notice deadline is January 15, with stated exceptions. For the bill, exemptions, and review-board steps, turn to the Marion County property tax records.

Compare Marion County Recorded Sales

The statewide assessment form includes sale-date and sale-price ranges. Appraisal, acreage, building, and parcel fields sit alongside them. That supports a comparison within a district or along a street. A search result is still not an appraisal report. Confirm that candidate parcels share a relevant land use and physical context before drawing conclusions. No Fairmont or Marion parcel-level value trend report exists. Census housing-value statistics give citywide context only. They do not replace a parcel valuation or a buyer's market study.

Marion County GIS Values Are Reference Data

The WV Property Viewer can display cost values and appraised values in its detail panel. Those attributes come from the statewide parcel and county assessment data pipeline. Timing matters here. A split or other parcel change may wait on county submission and state processing. Map detail can lag a new transaction or a revised assessment. Use the Assessor card for current tax-roll value fields. Use the Clerk deed for recorded consideration. A GIS map panel helps you locate the property. It does not certify a value or offer a professional opinion.

Assessment Notices Give Marion County Owners a Review Window

West Virginia sends an assessment notice by January 15 when a property's value rises more than 10 percent and at least $1,000, with some exceptions. Some properties fall outside the rule. That notice opens a review window. Marion County publishes no separate hearing calendar or local appeal form, so the Assessor's office is the place to confirm the current route. A statewide date will not answer every filing question. Set the notice beside the parcel card. Check the assessment year, the prior and current values, the property class, and any change to land or buildings. Farmland and managed timberland can qualify for special valuation. A qualifying use may not show up in a simple residential comparison, so the county card, sales history, and notice together make a stronger review file than one value figure.

The statewide advanced assessment search works from filters. Filters cover land, building, and total appraisals. You can set minimum and maximum figures, plus acreage, sale date and price, flood hazard, building year, building area, and structure characteristics. Narrow the results to Marion County. Add a district when you can. Match the parcel ID and legal description before treating another property as a comparable. A shared road or similar square footage proves little. Two parcels can differ in condition, access, site area, and land use while looking alike on paper. These filters help you locate records to inspect, but they do not hand you valid comparables. A small lot near a city center and a rural tract with more acreage can carry different price drivers even when their assessed totals match. Read the property class and details first. Only then use a result as a benchmark.

Sales history on the county card and the statewide search can flag transactions worth a closer look. A recorded sale still is not a guaranteed current value. Compare the transaction date, the sale price, the land and building components, and the property type. Fairmont's Census estimate of $163,800 for owner-occupied values covers 2020 through 2024. That figure is city-level context. It does not measure an individual parcel or replace a current appraisal. An appraisal measures today's market. No Marion Countywide median is published alongside it. For an annual change, pull the prior and current county cards and keep the assessment date visible. A sale or improvement may fall outside the current roll. The assessment page may not reflect it yet. Ask the Assessor for the relevant year and the review process, since no Marion-specific hearing schedule or countywide market trend substitutes for that direct check.

A comparable-sales review starts with the same property class and a similar use. Then note land area, building size and age, sale date, price, and any flood or site condition. The statewide results can locate candidates. The legal description and map parcel still have to match your county and district. A batch of search results is not a valuation opinion. Buyers should weigh more than a total. Condition, location, improvements, and current market evidence may call for a qualified appraiser's inspection.

What Marion County Value Records Do Not Prove

An assessed value is a tax measure under the state's valuation system. It proves no sale price. It cannot replace a current appraisal or show the full terms of a transaction. Assessor, deed, and GIS records update on different schedules. A newer transaction may not appear in every value display.

Value vs price. A Marion County assessment is not a market appraisal or a guaranteed sale price. Use a qualified appraiser when a professional value opinion is needed.
